Koa Ridge in Central O‘ahu is Castle & Cooke’s newest master‐planned community. Initially released for sale in mid-2020, Koa Ridge is now home to hundreds of new homeowners living in a variety of home types ranging from affordable and market townhomes, paired condominium homes and detached single-family condominium homes. Waioha II and Nanea II (both detached single-family condominium homes) are our newest home series which are both currently available for sale. Our first mid-rise condominium homes, Malu Koa West, will be offered this year as well.

Koa Ridge is conveniently located in Central O'ahu off Ka Uka Boulevard, between Waipi'o and Mililani, and directly across from the Waipi'o Costco. Koa Ridge is approximately 15 miles from downtown Honolulu and 10 miles from the Daniel K. Inouye International Airport.

Koa Ridge offers a wide variety of home options, from affordable homes and detached single-family condominium homes to a variety of multi‐family designs—all at varying price points.  Our homes and amenities appeal to a spectrum of homeowners—from first‐time buyers to those looking to move up and expand, as well as to those looking to downsize and relax.

From the beginning, the Koa Ridge master plan has included places for residents to work, shop, eat, play, learn, and have a great time.  Many of life’s wants and needs will be just a stroll or bike ride away, including parks, a community center, shops, restaurants, and services, a planned healthcare campus, and even an elementary school–all linked with sidewalks and a shared-use path with landscaping.

We anticipate that Koa Ridge will add approximately 3,500 new residential home opportunities on O'ahu, from detached single-family condominium homes to a variety of multi‐family home designs.

Plans for Koa Ridge include over 7.5 miles of shared-use paths to connect the community’s major amenities.  Koa Ridge is pedestrian-friendly and encourages residents to walk or bike within the community.

Yes, the Castle & Cooke master plan includes providing 30% of the homes for Hawai'i families earning up to 120% and below the Area Median Income (AMI), based on the City & County affordable guidelines. Malina at Koa Ridge was the 1st For Sale affordable home series which is now complete and all owners have moved in.  The 2nd affordable home series is in design is planned for release in 2025.

For rentals, work is underway on the 1st affordable rentals at Koa Ridge with completion estimated for late 2024. The developer is the nonprofit Homes Hawaii Inc., in partnership with GSF LLC. A recent announcement about Koa Vista I, noted that the first phase is a 95 unit affordable rental apartment building that will serve qualifying seniors earning between 30% and 60% of the area median income. We look forward to hearing more from Homes Hawaii Inc. as construction progresses.

Depending on the home series, and other factors, Koa Ridge homes are offered either through a lottery process or on a first-come-first-served basis. Also, we follow the County affordable and State condominium sales guidelines. 

There is currently a Nanea model home at the Koa Ridge sales office available for viewing. Yes, we are currently working with the City & County of Honolulu to integrate its current and proposed bus transit system into the Koa Ridge community.  Full integration will provide access to public connections within and outside of the Koa Ridge community, thereby making it an easy choice to leave your car at home.
