Koa Ridge in Central O‘ahu is Castle & Cooke’s newest master‐planned community. To date, four new home series have been released at Koa Ridge. Nanea at Koa Ridge offers three- and four-bedroom detached single-family condominium homes. Our first affordable home series, Malina at Koa Ridge, consists of one-, two-, and three-bedroom condominium townhomes. Walea at Koa Ridge is our newest release, offering two- and three-bedroom condominium townhomes. The recently sold-out Luana at Koa Ridge was our second home series to be released and included three- and four-bedroom paired condominium homes.

We’re looking forward to launching the Waioha detached single-family condominium homes series in 2022.

Koa Ridge is conveniently located in Central O'ahu off Ka Uka Boulevard, between Waipi'o and Mililani, and directly across from the Waipi'o Costco. Koa Ridge is approximately 15 miles from downtown Honolulu and 10 miles from the Daniel K. Inouye International airport.

Koa Ridge offers a wide variety of home options, from detached single-family condominium homes to a variety of multi‐family designs—all at varying price points.  Our homes and amenities are intended to appeal to a spectrum of homeowners—from first‐time buyers to those looking to move up and expand, to those looking to downsize and relax.

From the beginning, the Koa Ridge master plan has included places for residents to work, shop, eat, play, learn, and have a great time.  Many of life’s wants and needs will be just a stroll or bike ride away, including parks, a community center, shops, restaurants and services, a commercial center, a planned medical center, and even an elementary school–all linked with sidewalks and bicycle-pedestrian paths with landscaping.

We anticipate that Koa Ridge will add approximately 3,500 new residential home opportunities on O'ahu, from detached single-family condominium homes to a variety of multi‐family home designs.

Plans for Koa Ridge include over 7.5 miles of shared use pedestrian and bike paths to connect the community’s major amenities.  Koa Ridge is intended to be pedestrian-friendly and encourage residents to walk or bike within the community.

Yes, the Castle & Cooke master plan includes providing 30% of the homes for Hawai'i families earning up to 120% and below the Area Median Income (AMI), based on the City & County affordable guidelines. Malina at Koa Ridge will be our first affordable home series offering one-, two-, and three-bedroom townhomes.  

Yes. Koa Ridge homes are sold using a lottery process. Also, we follow the County affordable and State condominium sales guidelines. For more information, please contact a Castle & Cooke sales representative at (808) 731-2995.

Yes, we are planning to build model homes at Koa Ridge to help potential homebuyers get a true sense of the size, quality, and overall layout of the homes. These are yet to be built; and in the interim, you can schedule an appointment to visit our Sales Information Center located nearby the site by calling (808) 731-2995. Our state-of-the-art sales office includes virtual interactive home tours, virtual community tours, and more to help give you a better feel for the homes and the Koa Ridge master-planned community. 

Yes, we are currently working with the City & County of Honolulu to integrate its current and proposed bus transit system into the Koa Ridge community.  Full integration will provide access to public connections within and outside of the Koa Ridge community, thereby making it an easy choice to leave your car at home.
